Rental Policies and Proceedures

Rental Application Fee

The Rental Application Fee is $50 per Applicant. All parties residing in property over the age of 18 must submit a rental application! Application fees are non-refundable. If you would like to inquire if a property has pending applications, please email our Property Management staff at [email protected].


Non-Discrimination 

Pink Realty Rentals does not discriminate based on any protected class including race, color, national origin, religion, sex, familial status, handicap / disability, ancestry, marital status, creed, sexual orientation, source of income, or hairstyle


Personal Inspection of Property

Pink Realty Rentals strongly advises that all applicants visually inspect the property prior to submitting an application. While we make every effort to accurately represent all properties, occasionally mistakes are made in marketing material, and new photos are not taken every time a property comes available.


Lease Start Date

Properties may be rented with a commencement date no further in the future than 2 weeks from the date an application is approved unless the available date for the property is further out, in which case, the available date shall be the commencement date of the lease.


Multiple Applications

 In the event Landlord receives multiple qualified applications, an application will be accepted on a most-qualified basis, not first come - first served. Best qualified may be determined by a combination of Experian Renter Risk Score, landlord references, duration at past residences, or other criteria as may be determined by the Landlord on a case by case basis.


Approved Applications

Upon approval of an application, Applicant must sign a lease and deliver all required funds to Landlord; notably the security deposit, one full months rent, pet fees, pet rent, utility fees, risk mitigation fees, assets in lieu if income prepaid rent, wire fees, and other property related amounts due; not later than the close of business on the next business day. Any delay on the Applicant’s part may cause the Applicant to lose a property he has been approved for. An application approval may be withdrawn by Landlord at any time prior to when a lease is signed and all required funds have been paid to Landlord. We will continue to market and make a property available to other applicants until we have a signed lease and all required funds in hand, regardless of any approved applications; provided, however, that an approved Applicant with a lease signing date scheduled within the allowed time window will be allowed to lease the property as scheduled unless such approval is withdrawn.


Payment of Funds

All funds paid prior to move-in must be paid in the form of a cashier's check, money order, or wire (not an ACH and wire fees will apply). If you are not local, call our office about wiring funds.


Rental Rate and Discount

The advertised rental rate may be the discounted rental rate for the property. If a discount applies, the full lease rate is $50 higher than the advertised, discounted rate. Provided payment is made on or before the 1st day of any month that a discount applies, you will receive an automatic $50 discount and will only pay the discounted amount.



Maximum number of adults

Most properties allow a maximum of either 2 or 3 parties over the age of 18 residing on the leased premises, including spouses, roommates, and adult children. If your application will include more than 2 parties over the age of 18, please call to verify the maximum number of parties over the age of 18 allowed in a specific property.


Lease Term 

All leases end on the second 31st day of May, plus or minus up to one month, at Landlord’s discretion, after the commencement date of the lease (unless otherwise specified) which will result in a lease ranging from 12-24 months.


Lease Review

Our current lease agreement is available for review during normal Property Management office hours in our office, by appointment only, by you or a representative. We do not provide copies of our paperwork to any party prior to a rental application being approved for that party.


Delivery of Possession

Delivery of possession must be scheduled with Broker and is subject to scheduling availability. It is recommended that Applicant schedule their move-in appointment at least 2 weeks in advance as last minute appointment requests will likely not be available. Any delay in the delivery of possession resulting from Tenant’s failure to schedule a move in appointment sufficiently in advance or Tenant’s failure to timely attend a previously established appointment resulting in a reschedule will NOT result in any abatement of rent or other credit to the tenant. Move-in appointments will generally only be scheduled from Mondays to Fridays (holidays excluded) from approximately 10 AM to 4:00 PM subject to Broker availability.


At least two (2) business days prior to the commencement date of the Lease, Tenant shall ensure all required payments due Landlord are tendered, to include any payments from third parties, if applicable; Tenant shall deliver to Landlord reasonably acceptable proof of all required third party approvals, if applicable; Tenant shall deliver proof of compliance with the requirements related to utilities and Renters Insurance; and Tenant shall be in compliance with all other terms of the Lease. In the event Tenant fails to comply with or provide sufficient proof of the foregoing, as may be applicable, Landlord may delay delivery of possession of the Leased Premises to Tenant without abatement, deduction or setoff of rent until such requirements are met. The foregoing does not and shall not be construed to modify or extend any timeframes, deadlines or other requirements for performance by a specified time otherwise stated in the Lease or as may be mandated by any policy or standard procedure of Landlord or Broker but merely specifies a final clearance conditions for delivery of possession.


Application Fee Disclosure


Upon quantifying all costs and calculating the out of pocket expenses for running applications, we have determined that it costs us around $60 per application for processing. However, for the sake of market competition, we have lowered the rate charged to a flat $50 per adult applying for residence.
